The value of the home is usually much less than what is owed on the property, and the bank is being asked to take the difference as a loss. There are quite a few of these short sales in our current market, and they present great deals to buyers. When working with a pre-foreclosure or short sale you must be patient. The banks are currently ovenrvhelmed with the number of requests for short sales, and it often takes 45-90 days to get a final approval on your offer. The results are well worth it when you can buy a property well below market value!
Bank Owned Homes (REO’s)
Bank-owned homes (called REO’s) can also be terrific deals. Since the bank has already foreclosed on the property, they are able to make quick decisions on any offer that is presented to them. However, the bank originally acquired the property believing that they can recoup a majority of their money from a foreclosure sale, so bank-owned homes are not always the best bargain. ln order to help you navigate through this maze, you need to work with the right agent that is familiar with bank-owned properties.
